There is a good reason why I love this time of year in Agnes Water/1770. The weather is great with the sun shining and the ocean seems just a little more inviting than it did in the winter month. The gardens have flowers blooming and the rain that we had gave our beautiful town a fresh green tinge. The reason we all invested, holiday or live here is that Agnes Water/1770 is special.
October was an amazing month. We witnessed the world wide credit crunch and a major stock market adjustment. With “distress” being a catch phrase during October this office saw a completely opposite effect with record sales in the best parts of our area. 1770 had the highest per square meter price paid, settling at 1.7 million, another record was in the Cove Estate settling at $550,000. We had numerous sales in town centre including in the Beach Houses Estate, Marine Pde, Bicentenial Drive and Innamincka Way to name a few.
With the reserve bank lowering interest rates by a full 1% and the government increasing the first home buyers grant and furthermore introducing another level of first home buyers grants for building a new home, there has never been a bigger incentive to enter the market…. Until today where the Reserve bank reduced the official interest rate by a further 0.75%. In a market like this our advise to prospective investors is to acquire property now and buy as much unique property as possible. With Gladstone being just over 100kms away and a potential injection of A$7 billion dollars into the immediate area over the next few years, our area, Agnes Water and 1770 will reap the rewards of house and land increases rarely seen in this region. Miners from all over Australia are buying land here and the influx of mines in the Gladstone region can only mean one thing, more investment, more infrastructure, more residents and bigger gains in our market.
As it happens at this time of year, November will pass quickly and Christmas will be upon us quickly. This time of year will see an influx in tourism, surfers looking for the perfect wave, fishermen looking for the record catch and investors looking for the ultimate purchase. If you are looking for another investment or think that now may be the time to cash in on your clever purchases of the past, then now is the time to act.
